San Jose's residential expansion between 1950 and 1985 was vast and highly consistent, which produced tens of thousands of similar houses with similar masonry fireboxes and similar clay tile liners. Those liners are now between forty and seventy-five years old, which is the range in which cracking and joint separation become common simply through accumulated heat cycling. The 1989 earthquake then shook all of them, and the repairs that followed generally addressed what was visible above the roofline.

What is specific to San Jose

  • Residential build-out concentrated between 1950 and 1985 produced a very large inventory of similar masonry fireboxes with clay tile liners now forty to seventy-five years old.

  • The 1989 Loma Prieta earthquake shook the entire city's chimney stock. Repairs commonly addressed the visible stack without the clay tile liner inside being assessed.

  • BAAQMD declares mandatory winter Spare the Air no-burn days, and Regulation 6 Rule 3 governs what wood-burning devices may be installed.

  • Winter burn restrictions have driven widespread conversion to gas log sets, which reduces creosote while leaving venting, cap condition and liner integrity unaddressed.

Fifty-Year-Old Clay in Ten Thousand Houses

The scale is the thing that makes San Jose distinctive. The postwar build-out installed an extraordinary number of essentially identical fireplaces, and they are all reaching the same stage of life at roughly the same time.

A clay tile liner does not fail dramatically. It develops hairline cracks, the mortar joints between sections erode, and eventually the tiles separate. Every stage of that is invisible from the room below — the fire still lights, the smoke still leaves. The only way to know is to look with a camera, and in a house of this era that is the question worth answering before any other.

What the Earthquake Did and Did Not Fix

Loma Prieta damaged chimneys across the South Bay. Where the stack above the roofline cracked or partially collapsed, it was usually rebuilt, and that repair is visible and documented in people's memories.

What frequently did not happen was an assessment of the liner inside. Seismic movement separates clay tile sections at their joints without leaving any external sign. If your property has changed hands since 1989 — and in this market most have, several times — the odds that anyone established the internal condition are low.

San Jose — common questions

It is completely typical here, which is the point. A liner of that age has had fifty years of heat cycling plus a significant earthquake, and its condition simply cannot be established from the firebox. A camera inspection is the step that turns an unknown into a known.
